The breakdown is roughly 6 to 12 months for design development and consents, then 4 to 18 months for construction depending on the size and complexity of the project. Sites in established suburbs like Herne Bay, Remuera and Devonport can take additional time due to heritage overlays, geotechnical considerations or resource consent requirements. We give you a detailed timeline before construction starts and update you weekly through the build.

Yes. We work as an integrated design and build team, with architects, quantity surveyors and master builders all under one roof. Your design is informed by real construction costs and practical buildability from the first sketch. You can also bring your own architect to us, we collaborate with external architects across Auckland on many projects and have strong working relationships with several practices.

We work across central Auckland, the eastern suburbs, and the North Shore. If you do not, we can introduce you to architects we trust and who understand how to design with construction reality in mind.

Yes. Once the design is complete and ready for consent, we provide a fixed price construction proposal. This is a detailed document outlining what is included, what is excluded, and the product specifications you have selected. We use NZCB fixed price contracts for every project. We do not do charge up work. You will know what your home costs before construction starts.
