Our building process.

Here at Build Unlimited our aim is to make things as stress free and seamless as possible. This is why we have developed a 9-step building process we use on all our projects.

01.

Introduction + Initial Consultation.

We believe everything starts with understanding our clients, what is important to you and your vision. No matter what stage you’re at, the earlier we can connect with our clients the better the end result will be.

When you get in touch with us, we will call you to discuss your project and organise an initial consultation where we meet and together we go over:

  • Your ideas
  • Your reasons for renovating/building your dream home
  • Wishlist of wants and needs
  • Financial resources available to fund the project
  • The timeline for the project
  • Any questions you have about the project

The main goal of the initial consultation is for us to fully understand the vision you have for your completed dream home.

02.

Preliminary Agreement + Concept drawings.

To further our partnership, and to proceed with the concepts and pricing of your project, we request that you sign a standard preliminary contract agreement.

If necessary, we will put you in contact with a reputable architect or interior designer to create conceptual plans for your project that will align with your budget and ideas as discussed during the initial consultation. If you already have a preferred architect and concepts drawn up, we can work with these. The concepts are a critical step in the building process as they ensure you are happy with the overall design. They also assist in acquiring finances from your bank.


Once we have a concept plan, we complete an initial cost estimate for your project, taking into account the ideas and finishes discussed during the initial consultation. This means you can see roughly how much the project will cost before committing to having a full set of plans drawn up, which are costly to produce and alter. Once you are happy, we will be able to proceed with the designs.

03.

Preliminary works.

We complete any necessary preliminary tasks working under the signed preliminary agreement, such as getting Engineering and Geotech reports, and asbestos testing for renovation projects. We work in collaboration with you and the Architect to discover what is most important to you. This provides us with a necessary insight into things like your design aesthetic and how you want to utilise the space.
Additionally, we arrange meet and greets with our preferred suppliers. During this time, it is important to go over the finer selections, such as;

  • Cladding types
  • Doors and Windows
  • Fixtures and fittings
  • Kitchen Cabinetry
  • Floor coverings
  • Colours
  • Appliances
  • and so much more.

We use this information to create the Selections Schedule. This important step ensures that everyone understands your vision, so we can move forward with the construction process.

04.

Working Drawings.

Your chosen architect will complete a full set of working drawings, these are used for council consent and pricing of your project. Once the working drawings have been completed they will be sent to the Council to gain building consent, this typically takes around 6 weeks after submission.

05.

Pricing Proposal.

Once you are satisfied with the final design and the plans have been submitted for consent, we will create and present you with a pricing proposal.
Our Pricing Proposal includes:

  • Detailed quote and scope of works
  • Itemised breakdown of materials
  • Selections Schedule
  • Project and payment schedule
  • Halo 10-year Residential Guarantee

During the Pricing Proposal stage, we reach out to multiple vendors and suppliers to get competitive quotes. This process typically takes around 3-6 weeks depending on the complexity of your project and supplier availability.

It is important to note that our initial pricing proposal is based on the final Architectural plans and the Selections Schedule. Our approach allows us to provide you with a comprehensive and transparent understanding of your project’s potential expenses.

06.

The Build / Commitment Signed Contract.

Once we have finalised your pricing proposal, we will present you with the final building contract for you to sign. Once the building contract is signed and the required deposit is paid, we agree on a start date to begin your project and we begin ordering materials. We can start site work as soon as the consent has been approved.

We provide you access to our industry-leading client portal providing you with full transparency over all aspects of your project: including project schedule, selections, variations and financial tracking.

You will have a dedicated project manager who will be your point of contact for the duration of your project, meaning you only have to deal with one person. They are responsible for every aspect of your project, from start to completion and will ensure your project stays on schedule. We have a robust quality control process using a 250+ point checklist that our project managers complete at every stage of the build to ensure everything is done right the first time. They will keep you informed every step of the way, meaning you can sit back and watch your vision become a reality.

07.

Ongoing Client Input.

You are an integral part of the entire process. We believe in total transparency, it is important to have regular onsite client meetings to confirm or make important decisions. We want to ensure that you enjoy and feel included in the whole process of building your vision.

We will invite you to walk through the space at different stages of the build to ensure you are happy with how everything is progressing. These walk-throughs are the perfect time to add or change small things, such as light switch locations and paint colours, that are often hard to visualise prior to seeing everything under construction.

08.

Completion & Handover.

Once your project is completed and your vision has been brought to life, we do a final walk-through with you to ensure you are happy with everything, signing off a final checklist together. If there is anything not up to standard we will complete these in a timely manner. We will apply for a Code of Compliance for your home, which is the final sign-off from the Council.

Before handing you the keys to your dream home, we will complete a thorough clean of your home to ensure that your home is ready for you to move into. We will then provide you with our handover package which includes:

  • All Project Documents
  • Records of Inspections & CCC
  • Product Warranties
  • Maintenance Schedule
  • Halo Guarantee Document

09.

Beyond the Build.

We are very proud of the beautiful homes and renovations we create. However, this wouldn’t be possible without developing a meaningful relationship with our clients, so our commitment to you doesn’t stop at the completion of your home.

We look after those who become a part of the Build Unlimited family. It is a relationship that continues long after the keys are handed over, the project completed and throughout the maintenance period. In most cases, our clients ask us to work with them again on future projects.

Our maintenance guidelines, product information and warranties provided at handover ensure that you have all the tools and knowledge needed to take care of your home long after completion. We will always be able to respond to any issues from our clients who we consider part of Build Unlimited’s expanding family.
