Option 3: Rebuild on Your Current Section. Demolishing your existing home and building new on the same site (where regulations permit).

Option 4: Subdivide and Build. If you have sufficient land, you might be able to subdivide your section to build new while keeping or replacing the existing home.

Your viable options depend heavily on location, council regulations, and your specific property characteristics, and of course, your budget.

Parts of many of Auckland’s most desirable neighbourhoods, Herne Bay, Ponsonby, Parnell, Devonport, Mt Eden, Remuera, and St Heliers, all have heritage zones with strict protection rules. In these areas, you may only be permitted to renovate within existing building envelopes, make minimal external changes, or add small, carefully designed extensions.

If your home is in a heritage zone and doesn’t work for your family, renovation might be your only option to stay in that location. The alternative is moving to an area with fewer restrictions.

Auckland Council’s rules significantly impact your options. Height restrictions may limit second-storey additions, boundary setbacks constrain where you can build, and site coverage limits restrict how much of your section you can develop.

Major renovations in heritage areas often require more complex consenting and specialised trades, extending timelines to 6-12 months. For busy professionals working from home, this disruption can significantly impact productivity and family life.

Hidden Problems in Older Homes:

Auckland’s older homes often harbour surprises: kauri and rimu timber that requires borer treatment, outdated electrical systems, or structural issues from decades of modifications. However, construction costs for quality builds range $4,000-$9,000+ per square metre depending on your specifications’, and existing site, with timelines stretching 12-18 months from consent to completion.
