“How much does it cost per square metre to build in Auckland?” It’s the first question every client asks, and I understand why. You want a quick way to estimate your budget and make sense of an industry that seems deliberately confusing.

But here’s the truth: the numbers you see online don’t tell the whole story.

I’m Pete Logan, founder of Build Unlimited, and after 10 years building custom homes across Auckland, I’ve learned that focusing only on construction costs per square metre is like budgeting for a holiday but not including flights, travel insurance, food and cocktails by the pool: you’re missing half the real costs.

We have plenty of experience building quality homes in Auckland on a range of different sites. Our margins are highly competitive (in our accountant’s opinion), yet enough for us to sustainably run a business and ensure we will be around in decades to come, throughout the 10-year warranty period and beyond—unlike the many fly-by-nighters out there who are here one minute and gone the next, leaving a trail of destruction behind.

Yet we often find that first-time home-builders struggle to trust realistic cost estimates. It’s hardly surprising; there’s so much incomplete and misleading information online about what it actually costs to build a custom home from start to finish.

So let me give you the real numbers.

The Industry Numbers vs. Reality

What You’ll See Quoted:

  • Government consent data: $3,270/m² (2024 national average)
  • Volume group builders: $3,000-$4,000/m²
  • Custom builders: $4,000-$6,000/m²
  • High-end architectural: $6,000-$15,000+/m²

Why These Numbers Are Misleading:

According to Trent Simpkin from Arcline Architecture: “When most architects and designers submit building consent applications, the build value figure we put in is as low as possible, to keep the consent costs down… if we say a house is $3,000 per m² on a consent application, in reality, it’s more of a $4,000 per m² build.”

The mortgage industry confirms this, noting that “individual builders and architects might suggest you allow a minimum of $4,000 per square metre for a standard home” when the government data suggests much lower figures.

Site preparation is where budgets get seriously blown out on Auckland’s challenging terrain. While flat sites add minimal costs, complex and sloping sites requiring extensive cut/fill and retaining walls can easily add hundreds of thousands, depending on earthworks scale. Tight urban sites increase costs 10-20% due to limited access, while poor ground conditions requiring piling or rock removal can double or triple budgets.

Ultimately the bottom line is what matters most, and those published rates underestimate real costs by $700-$1,000/m² and fail to include site preparation, utilities, landscaping, driveway, decking and pre-construction costs.
